Pinery Residences is being developed on a prime Government Land Sales (GLS) site at Tampines Street 94, strategically positioned in the established regional centre of Tampines with direct access to Tampines West MRT Station (Downtown Line).
In the government land tender that closed on 19 September 2024, a joint venture between Hoi Hup Realty Pte Ltd and Sunway Developments Pte Ltd submitted the highest and successful bid, securing the plot with an offer of S$668.28 million. This translates to a land rate of approximately S$1,004 per square foot per plot ratio (psf ppr) — an indication of strong developer confidence in the location’s long-term demand and potential.
The Tampines Street 94 site spans about 23,512 sqm (approximately 253,000 sqft) with a 99-year leasehold tenure and a maximum gross floor area (GFA) of around 61,800 sqm. Based on URA estimates and planning parameters, the site is expected to yield roughly 585 residential units above a mixed-use commercial podium, making it a significant new landmark in the east.
This land bid outcome also reflects competitive interest in strategically located mixed-use parcels, with multiple developers participating in the tender process. It underscores market confidence in Tampines as a mature estate with strong housing demand supported by excellent connectivity, amenities, and integration with transit infrastructure.
